William Saunders were appointed by Trent Build to prepare a feasibility study, planning application and carry out full detailed design for a £2.2 million mill refurbishment and new build mixed use development on a former warehouse site in the centre of Bourne.

With the site being in a conservation area, it was always made clear by the Client,South KestevenDC that a key driver to the success of the scheme would be the successful refurbishment of the mill building.

An asbestos clad warehouse had been ‘wrapped’ around the mill during the 1960’s and one of the challenges was to remove this without affecting the structural integrity of the mill and then to sympathetically treat the painted areas of the mill that were internal to this warehouse to get them back to their original state.

As with most mill buildings, floor to floor heights were insufficient for residential accommodation so a major part of the works included lowering the ground floor and then rebuilding some of the upper floors to improve headroom and also to optimise the views across the town.

Another important aspect was to open up the existing roof structure and take advantage of the original king post trusses in creating a feature penthouse style apartment and also retaining the sack hoist on the front elevation with it being such a prominent feature and a fundamental part of the building’s history.

With the new build element of the scheme being so close to the mill, we were very mindful to ensure that the mill remained the prominent building in the development by keeping the roof and eaves levels below those of the mill and providing a clear break between old and new such that the history of the development was evident
